Once a property passes our initial screening and parcel-level analysis, it enters the underwriting phase—a critical step in confirming its viability as a smart investment.


Leveraging our trusted local area partners, we conduct thorough, on-the-ground assessments of each potential acquisition. This includes a Drive Report, featuring current exterior photos of the property and its surrounding neighborhood. These visuals help us evaluate the condition of the property and estimate any rehab or repair work needed to align with the local market standards.


In addition, our partners provide a Comparative Market Analysis (CMA)—a report detailing recent sales activity within the area over the past 4-6 months. These insights allow us to accurately determine the maximum bid value for each property, ensuring our clients invest with confidence and precision.


To round out our due diligence, we also perform comprehensive title searches to identify any surviving liens or encumbrances that could pose a risk post-purchase. Only properties that clear all underwriting criteria move forward in the acquisition process.
